Once your home is ready for rental, our photographer will showcase it with stunning, professional photos.

Vacation homes along the Emerald Coast and throughout the Sunshine State are vulnerable to storms. Roger, a retired Disaster Responder, ensures homes are storm-ready and inspects for damage. We manage repairs post-storm, coordinating with homeowners and subcontractors to quickly get properties back on the rental market.
We consult homeowners before major decisions, offering swift resolutions to keep guests happy, as reflected in our positive reviews. Our goal is to minimize unnecessary expenses and revenue loss.
Setting the Bar
We prioritize trust and honesty at the onset of our working relationships, which is why we require a written contract with our homeowners. This contract serves to transparently outline mutual expectations and protections for both Beats Working and our clients.
For quality control, every home joining our program undergoes essential steps: a thorough deep clean, provision of bedding meeting our high standards for comfort and ease of care, and, when necessary, re-keying. These measures guarantee that each home is impeccably clean, beautifully presented to guests both in person and online, and securely managed.
Keeping You in the Loop
We charge both a management fee and a separate cleaning fee for each reservation. Our management fee covers all services provided by Beats Working, excluding actual cleaning and maintenance. The cleaning fee, paid by guests, ensures our staff receive fair wages. We now offer an enhanced owner portal that provides real-time access to reports, receipts, calendars, and reservation details. Homeowners can easily track revenue, nights rented, and annual income, with monthly invoices, receipts, and maintenance records all in one place. The portal offers a comprehensive, up-to-date view of your property’s key information.
Seasonal Cash Flow
In our boutique approach, we prioritize personalized services tailored to each homeowner's unique needs and preferences. Our goal is to ensure that homeowners feel cared for, supported, and valued.

On the House
At Beats Working, we reserve the right to utilize each property for up to 10 off-season nights per calendar year. These nights are sparingly used and reserved for various needs, including showcasing properties to potential clients, accommodating current clients' guests, and rewarding loyal patrons. Our aim in gifting these nights is to benefit our business and ultimately our homeowners, often resulting in future bookings and referrals. Occasionally, Roger and I personally stay in the homes to better understand their offerings and identify areas for improvement. Rest assured, we prioritize our clients' success as vacation rental owners and use these nights strategically and minimally. Our primary objective is to maximize revenue for each property, ensuring your success is integral to our business success.

Some homeowners opt not to rent their properties but rely on Beats Working for key-holding and caretaking services. We exclusively serve owners of private residences.
As their local point of contact, we conduct regular property checks, maintain grounds, handle mail and trash, and prepare homes for owner visits. Our service includes storm preparation and post-storm checks, ensuring prompt insurance handling and repairs. Rest assured, we treat each home with care, understanding its unique characteristics. We take pride in delivering efficient and affordable services for our clients' beloved vacation getaways.
